Fazenda Rio Real is a housing project for people who love peace and space. The in all almost 60ha fazenda runs along the Rio Real for almost 5km. The hills are covered in low-growing Atlantic rainforest, alternating with grassland and thousands of palm, mango, cashew nut, banana and other exotic fruit trees. The vistas are breathtaking.
Next to numerous wells, the underground has an abundance of fresh drinking water. The soft sea breeze is permanent. In combination with the sun, this makes for a very pleasant subtropical climate.
Our estate is between 2 small fishing villages, Cachoeirade Itanhi and Abadia. The estate itself has 2 parts. A classic condominium formula, with 66 construction sites on a total area of 78ha. Next to that, there is an eco-fazenda subdivision with 93 farms within an area of 521ha.
On these lots we are building 6 types of houses, i.e. 3 fazenda villas and 3 eco casas. Those can be built both on the condominium and on the farming area. Not every allotment has an obligation to construct a house there.

The Fazenda Condominium has 66 building sited with a minimum of 5.000m² each. This has been subdivided into 3 phases. Phases 1 and 2 have a building obligation, phase 3 does not. Town planning gave us the permission to build villas here with a rural character.
There are 3 types of realizations, with 2, 3 and 4 bedrooms. The choice of materials was decided by durability, quality and natural origin. That is why you will get slate floors: they are pretty, timeless and pleasant under your bare feet. The building stones and roof tiles are Arenito and Bahian sandstone. In full sunshine they reflect the heat instead of absorbing it.
The bedroom floors and roof supporters are of tropical hardwood, inspected following ecological standards. So not cut down illegally in the Amazon forest, but grown following the strictest Ibama laws. The doors and windows are made of the same wood by our own carpenters. There is a lifelong guarantee.
The electricity and hydraulics have been installed following European standards, which is far from evident in northeastern Brazil. The house is built on a solid foundation of reinforced concrete. Next to a primer, the villas get 2 coats of paint, both inside and outside.

The allotment of the big “Onça Fazenda” or leopard Farm is part of the fazenda Rio real. We have subdivided this part of the estate into mini fazendas or farms, i.e. compact farms of a minimum of 4ha for organic and eco activities. You can live and work here surrounded by nature. You can, but don’t have to, grow cherry tomatoes or asparagus, you can develop farm or eco tourism, you can raise a special breed of sheep, you can grow flowers or whatever… so long as it deals with nature or wholesome farming. The Brazilian government and especially the Bahian governor stimulate this type of small-scale eco projects. Construction is not compulsory on these sites, but if you would like to build a house here, then we offer a budget-friendly formula, the eco casa. Turnkey and entirely fitted out. From gas cooker to pots and pans, from the spoons to the sheets on the beds to a flat screen on the wall.
The foundations for these houses are eucalyptus tree-trunks from Bahia. The tap water comes from our own wells and the electricity from the hydropower station on the river. There is no glass in this type of house. All doors and windows have wooden slats that can be opened or closed, so that the wind can air the entire house.
It is always nice and warm in Bahia, it is the start of a new life.
